SMS Communications Terms

1. Who Sends These Messages

SMS and voice messages from Verispect are sent by California Mortgage Solutions, Inc. (operating under the trade name “Verispect”), a California-licensed mortgage brokerage. Messages originate from telephone numbers that have been registered and verified with our telecommunications provider, Twilio Inc., for A2P 10DLC use.

2. What Messages We Send

Verispect uses SMS solely for transactional communications related to your account and active loan file. Specifically:

  • Authentication codes — one-time passcodes (OTP) for login and step-up authentication when accessing sensitive actions.
  • Loan-status updates — conditions requested by your broker or lender, documents received, approval milestones, and closing reminders.
  • E-sign requests — links to documents that require your signature.
  • Account-security alerts — notifications about new device logins, password changes, or other security-relevant activity.

We do not send marketing or promotional SMS. We do not share your phone number with third parties or affiliates for their own marketing purposes.

3. How You Opt In

You only receive SMS from Verispect after explicit, affirmative opt-in. Opt-in is captured in one of the following ways:

  • During account signup at /borrower/signup or /broker/register, by checking a consent box that authorizes Verispect to send transactional SMS to the phone number you provide.
  • During the loan application at /borrower/apply, Step 10 (“Disclosures & Consent”), where you affirmatively check the “Communication Consent” item agreeing to receive SMS notifications and calls about your application status.

Phone numbers collected for any other purpose (e.g., contact information for your loan officer) are not enrolled in SMS until you separately opt in.

4. Message Frequency

Message frequency varies based on the activity in your loan file and your account security events. A typical active borrower receives between 5 and 25 messages per month. Authentication codes are sent only when you initiate a login or sensitive action.

5. Opt-Out and Help Keywords

You can opt out at any time by replying with any of the following keywords to any SMS you receive from Verispect:

STOP  ·  STOPALL  ·  UNSUBSCRIBE  ·  CANCEL  ·  END  ·  QUIT

After you send a STOP keyword, you will receive one final confirmation message and no further SMS will be sent to that number until you opt back in. To opt back in, reply with START, YES, UNSTOP, or SUBSCRIBE.

Important: opting out of SMS does not opt you out of email or in-app notifications, and does not affect the underlying loan file. Some authentication flows may require you to use an alternate method (e.g., authenticator app or email code) if SMS is disabled.

6. Message and Data Rates

Message and data rates may apply. Verispect does not charge a fee for SMS, but your wireless carrier may charge for messages received or sent depending on your plan. Contact your carrier for details about your plan’s messaging rates.

7. Supported Carriers and Delivery

Verispect supports SMS delivery to all major U.S. wireless carriers, including AT&T, Verizon, T-Mobile, US Cellular, Sprint, Boost Mobile, MetroPCS, and others. Carriers are not liable for delayed or undelivered messages. Delivery of any individual message is not guaranteed.

8. Privacy

Phone numbers and SMS opt-in status are treated as personal information under our Privacy Policy. We do not sell, rent, or share phone numbers, opt-in data, or SMS content with third parties for their marketing purposes. Phone numbers are shared only with our SMS delivery provider (Twilio) strictly for the purpose of sending messages you have opted in to receive.

9. Changes to These Terms

We may update these SMS Terms from time to time. Material changes will be reflected in the “Last Updated” date above. Continued enrollment in SMS after changes constitutes acceptance of the updated terms. If we materially change the categories of messages we send, you will receive an in-app or email notice and may need to re-confirm your opt-in.
